IA personal note

Buying property is personal — and for most people, the largest purchase of their life. My job is to make sure you never sign something you do not understand, never overpay under pressure, and never hear about a cost for the first time at closing.

With a business degree and a background in banking, the money side is where I help most — whether it is your first home or a multi-family that pays for itself.

Someone who negotiates only for you.

I'm Eduardo Inoa, a bilingual REALTOR® with The Fermin Group at Century 21 North East, licensed in Massachusetts and New Hampshire since 2021. I have guided clients through more than 35 transactions and over $20 million in sales across the Merrimack Valley and Southern New Hampshire.

I earned an associate degree in Business Transfer, with a concentration in Management, from Northern Essex Community College, and worked in banking before real estate. That is why I lead with clear numbers: what you can afford, what you will pay each month, and what it takes to close.

VTouring

We see what the photos do not show.

Why are they selling, and on what timeline?
Are there offers in, or an offer deadline?
Known issues not in the disclosures?
Contracts that transfer: solar lease, propane, alarm?
For multi-family: current rents, leases and deposits.
Misleading photos
Wide-angle lenses hide awkward layouts. I verify room sizes and the real flow.
Water stains
They signal a leak. I trace the source and flag it for inspection.
Sagging ceilings
Roof or structural issues. We bring in a specialist if needed.
Strong scents
They can mask moisture or pets. We ask, and we test.
Standing water
Poor drainage. We check the basement and the grading.
VIWinning the offer

Prepared, not lucky.

Every price comes from real recent sales and what we saw in person. For each home I present three options — you decide.

Strategic

Protect your budget.

Reasonable without overpaying — and on a home that has been sitting, it can be at or below list.

Competitive

The balance.

Price, competitiveness and protection in balance. The most common choice.

Winning position

For the home you truly want.

When the data supports it — understanding exactly what you are accepting. No price guarantees acceptance.

What I do

Read the property before the paperwork
Learn what matters to the seller
Present a clean, strong offer
Negotiate every term and repair

What you can offer — and what it costs you

A larger deposit
Signals commitment. Trade-off: more cash committed before your loan is approved.
Appraisal gap coverage
You cover up to a set amount if the appraisal comes in low. Trade-off: you need that cash available.
An escalation clause
Your offer beats others up to a cap. Trade-off: it reveals your ceiling.
Informational-only inspection
Stronger than a full contingency, safer than waiving. I rarely recommend waiving entirely.
A flexible closing date
Matching the seller's timeline costs little and can be worth more than money.
VIIYour protections

What each contingency does for you.

InspectionYour right to inspect, and to renegotiate or walk away if something serious appears.
Mortgage commitmentIf your loan is not approved in time, it protects your deposit.
AppraisalIf the home appraises below price, you can renegotiate.
Lead paint — homes built before 1978A right to a lead inspection (10 days in MA). If a child under six will live there, Massachusetts law requires compliance.
Your own professionalsYou choose your inspector, attorney and lender. I offer options, never an obligation.
VIIIOur fee, in the open

One written agreement, before we tour.

3%

Our company's standard buyer-agent fee — and it is negotiable. In many transactions the seller covers some or all of it; when they do not, we agree in writing, up front, how any difference is handled. Never a surprise at closing.

XIIQuestions

Answered plainly.

Who is Eduardo Inoa?
Eduardo Inoa is a bilingual REALTOR® with The Fermin Group at Century 21 North East, licensed in Massachusetts and New Hampshire since 2021. He has guided clients through more than 35 transactions and over $20 million in sales across the Merrimack Valley and Southern New Hampshire. He is a graduate of Northern Essex Community College and a Massachusetts Notary Public.
What areas do you serve?
The Merrimack Valley in Massachusetts and Southern New Hampshire, from our office at 130 Parker St, Suite 14, Lawrence, MA 01843. If your town is outside that area, I will connect you with an agent I trust.
How much do I need for a down payment?
Less than most people think: 0% with VA or USDA, 3% with Conventional 97, 3.5% with FHA — and FHA allows 2–4 family homes if you live in one unit.
What does it cost to work with you?
Our fee is in writing before we tour, and in many transactions the seller covers some or all of it.
Do you work with investors?
Yes — multi-family, house hacks, BRRRR and flips. The toolkit above is the same analysis we use together, exported as a PDF report.
Can I buy if I need to sell first?
Yes — with a sale-contingent offer, a bridge loan, or by planning both closings together.
¿Trabaja en español?
Absolutely. The whole process can be entirely in Spanish.
